What are measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, an appraiser takes measurements of your home with a measuring tool — either a tape or laser measuring device. As they tour the property, they notate the layout of the rooms and other features, like stairs, patios, and fireplaces. They might sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total living area and the general layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a floorplan service?

Disputing real estate taxes

Property tax records frequently reflect the wrong square footage because the values can come from many sources, and sometimes go unproven — meaning you may be taxed for more space than you own! Unless an appraiser has executed a recent valuation or home measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a property

A home floorplan service can secure a fair price for your home. Square footage is one of the biggest elements potential buyers examine when purchasing a house — but since these values are often estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the property as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your home or property is to refer to a previous appraisal or measurement service performed by a certified appraiser (after any renovation that might have affected square footage).

For real estate agents

To ensure that your client's home sells at a price that appropriately reflects market value, we recommend requesting a floorplan service for the property. Clients, and potential buyers, will appreciate your attentiveness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for enticing potential buyers because they can view the layout and characteristics of the property before and after a walkthrough.
